  • As long as the document follows the AP LOI Document Standard, APDT™ will achieve near perfect extraction of the data.
  • The AP LOI Document Standard lays out a standard how an LOI for the commercial real estate brokerage should be drafted. Approximately 95% of all LOIs in use in the commercial real estate industry today already follow this norm.

  • All forms of abstraction (both manual and machine-based abstractions) contain an element of subjectivity. For example, a human abstraction for an LOI for “Delivery Date” may say “Anticipated Delivery on March 1, 2024” while APDT™ may abstract only the date “March 1, 2024”. Although the meaning of both interpretations are the same, whether it is important to include the phrase “Anticipated Delivery” in the abstraction is subject to personal preference.

    We are planning to expand ADPT’s™ AI engine capability in the future to take into subjectivity as well for abstractions based on user input.

  • APDT™ is able to understand LOIs from retail and office leases. Currently APDT is only able to abstract only NNN LOIs, but we have plans to cover ground based leases LOIs as well. Click here to get in touch with us to participate in our beta program.
  • We keep all documents with APDT™ strictly confidential and do not share any of the LOIs with any third party.
  • APDT™ will accept doc, docx, and text-based pdf formats.
  • The average time it takes for AP to abstract an LOI varies based on the complexity of the document, available data in the LOI, and document type. However, the abstraction should be complete in 90 seconds or less.
  • Yes. While abstracting the LOI, APDT™ will perform key checks in regards to the accuracy of the document. E.g. APDT™ double checks if the city name is spelled correctly (for U.S. cities only). It also makes sure that the total NNN estimate of the LOI is the sum of the individual cost elements that comprises the total NNN estimate.

    Our Story

    The Abstra effort started like many other companies - with a provocative idea on a napkin to build a product that didn't exist in the commercial real estate industry before.

    The founder of Abstra Company, Choon Lee, happened to have lunch in the early 2010s with an old friend of his, who was a prominent commercial real estate broker in the Los Angeles area, who was frustrated with the difficulty of abstracting commercial leases in his line of work.

    In particular, the Abstra team noticed that juggling and keeping track of ongoing deals served as a constant pain-point for commercial real estate brokers. For example, abstracting LOIs after each back-and-forth between Landlords and Tenants is not only labor-intensive for brokers, but also creates an administrative burden.

    But how do you automate a process that cannot be inherently automated, such as abstracting a Commercial Lease or Letter of Intent? How can you program an application to extract data when every document looks different based on authorship and circumstance? The only tool capable of tackling such a challenge is Artificial Intelligence and the Abstra Team - more than 10 years ago - began exploring how this could be done.

    The Abstra team started with commercial leases, but from the Abstra Team's realization to arm commercial brokers with a highly effective tool to keep track of their ongoing deals, the AbstraPoint DealTracker (APDT) application was born.

    The famous Wright brothers once explained that the key to achieving human flight is not about lifting yourself off the ground, but what you do once you are in flight, i.e. how you control yourself once you are in the air.

    A.I. - a corresponding innovative tool of the 21st century - in many ways follows the same path as expressed by the Wright brothers more than a century ago: The key in building a compelling A.I. product comes down to not only exercising the power of A.I. but in harnessing, guiding, and controlling its power so that its results are accurate, practical, and easy to use, which became the mission of the Abstra Team.

He made his entry into the commercial real estate space as a consultant to streamline lease management processes and with the desire to build better designed software applications in the industry. Choon’s area of expertise involves User Experience, User Interface Design, and Artificial Intelligence and has consulted with companies such as G.E. Capital, Invesco, and Samsung. Choon is the founder of the Abstra Company and is leading a team today of application developers and designers in Artificial Intelligence in pursuit of the Abstra Mission.
